Sorry but this blog has had a very wide gap between posts (last one was way back in January 06) due other work commitments.
I'm seeing some sites push their own new Polish property offers in cities in Poland which makes me wonder if there's a sufficient market for rentals. After all, rental guarantees are offered by many developers, but in truth do they really happen, are they just part of the glitzy marketing trying to get you to sign-up ? One tip I recently read about when investing in a foreign land is to buy where a healthy proportion of the development eg. 50% is being bought by the local's. Too many foreign buyers may mean everyone's chasing a small pool of potential renter's which doesn't sound ideal, or too much stock coming onto the market at the same time.
I wonder if there's a big enough rental market in some of these places, amongst a local population that could be experiencing high unemployment or on wages that will not stretch to renting your lovely new pad ! Go and talk to local agents and rental co's to get a cross section of opinions and consider your options, after all, there's always another deal around the corner.
I came across a recent Irish newspaper article talking about the potential of the Rzeszow area, which I visited back in January 06. I wish I had time to go back to explore the National Park area, not far away, which I'm sure has bags of potential.
Still maintaining contact with Andrew, my Warsaw contact who I must get out some time soon and meet up with, as he sounds such a nice guy and I think one day we will do business together. Anyone thinking of going to see stuff in Warsaw is welcome to meet up with him as I can put you directly in touch, even before you leave, no strings!
There seems to be a lot in the UK press about the large number of polish workers now in the UK. You'll always get those that say it's a drain on our public services and there should be a limit but on the other side of the coin the government benefits from extra tax revenues and employers have willing, hard workers doing many of the jobs no one else was wanted to do. Plus, a large proportion will eventually want to go back and buy their own homes with their earnings. This fact alone should provide a healthy and continuous boost to Polish property prices.
