Polish Land Plots. (All sizes and measurements are for guidance only). Please also refer to our Purchasing & Legal section for more information regarding non-Polish nationals from within the E.U. buying land in Poland. This information is for guidance only and as we receive new information relevant to this topic we'll post it here.
Of particular interest to those that may want to purchase a piece of Polish land for investment, future building projects, commercial buildings like factories, offices and warehouses etc. these seem to be divided into the following broad categories:
Agricultural Polish Land Plots.
This is Polish farm land, fields, lakes, grassland, forests, farmed or un-farmed Polish land which may or may not be fenced off. Typically Polish land plots are not identified as they are in the UK by fences or hedges, so take care. These could be good long term prospects as they may rise in value over time and take little looking after. Polish land may be offered for sale by the square metre or by the No. of Ar (1 Ar =100 sq.m), or by the Hectare (1 Hectare is approx. 2.47 acres).
This is an area of personal investment, after having viewed several land plots on a recent trip to Poland. Though there can never be any certainties I have taken a 5 year view and expect good annual growth. One factor that I think will increase the value of Polish land plots is when Poland adopts the Euro (similar rises happened in other countries like Spain). Current opinion is within 2-3 years so now could be a good time to buy Polish land, but like I say it's only my humble opinion and may not suit the risk-adverse investor.

Recreational Polish Land Plots.
Usually small areas of amenity land with permission to be used for recreational purposes (weekend retreats, leisure time) and may be close to areas of natural parks, forests, lakes, the sea-side or just amongst countryside. Some Polish land plots might have a 'temporary' structure of some kind, usually a wooden chalet in which you are allowed to stay in. It's doubtful that you would get permissions to replace this with a more 'permanent' brick and concrete type structure like a traditional house.
Many Polish land owners use these chalets to stay in during weekends and summer holidays for example, but It would be wise to ask local agents what the rules are and if there is any evidence of any permits etc in writing (obviously will be in Polish but contact us if you need translations of any kind as we also offer this to our clients). We have heard of some people being able to live in their Polish property all the time.
Polish Building Plots. Includes Polish land suitable for residential and commercial development purposes.
Polish building plots may be offered according to their size in square metre's of the plot, or as xx Ar. (see above) and priced accordingly. Obviously the location is important and this will be reflected in the sale price. Polish building plots in the major cities like Warsaw and Krakow will of course be more expensive than elsewhere.
It's also important to consider where the existing utilities are currently situated. Some Polish land plots may already be offered with water, gas and electricity connected, albeit in a rudimentary form. Other Polish land plots on offer may state that services are nearby and connecting to them is simple and straightforward, but check the access. If you were to buy a plot and you need to get access to any services by going over your neighbour's or someone else's land then that land owner may be helpful and agreeable, or may be obstructive and want some kind of monetary compensation for granting permissions, so take care and ask all the right questions.
